West Country Partnerships is an evolution of Beaumont Homes. It's main principal, Edward Morgan, is a Managing Director for Beaumont Homes, and this project will benefit from a continued crossover between the two entities. West Country Partnerships was set up to better reflect what individual members of the Beaumont team were trying to achieve in the property development space. The construction team remains the same and key members of Beaumont Homes also remain on board, working towards the success of the project. Miles Morgan, Beaumont Homes is acting as a Consultant on the project

Project Details
Bridge Road, Kingswood, Bristol is a refurbishment and new build project of two homes.The current property located on Bridge Road is in a poor state of repair and is ripe for redevelopment. The surrounding homes are all occupied and well maintained, so the opportunity to refurbish and extend the existing property, whilst adding an additional home, will be well received in the area.
Planning permission is already in place for the new build and the extension to the existing property. The intention is to remodel the existing property creating two reception rooms on the ground floor and three bedrooms upstairs, whilst adding a single storey extension to the ground floor to increase the area space. For the new build, it will also have two reception rooms on the ground floor with two bedrooms on the first floor, an ideal starter home.


Project Location
Bristol is the regional capital of the South West and lies 120 miles to the west of London. It has a total urban population of approximately 700,000 people. The city has excellent links onto the motorway network (M4 and M5) and benefits from two mainline railway stations and an international airport.

The property is located in the Kingswood area of Bristol in the South Gloucestershire unitary authority area, around four miles to the east of central Bristol.

Situated on Bridge Road, the property is bordered to one side and to the rear by neighbouring residential dwellings, and to the other by an industrial unit occupied by Marble Supreme. A woodland area faces the property. The area is mainly residential; however, there are a number of businesses and shops close by, making it convenient for work and leisure


Investment & Exit
The project is expected to take approximately 12 months, and offers a 25% ROI. 
There are two exit options for the investors: 1) the sale of the properties, and 2) the refinancing of the properties.

Crowd Investors are projected to receive 25% ROI for 12 months.
25% for 12 months on the £100,000 equity investment is £25,000 and this figure is 25.8% of the projected profits, which are estimated to be £96,885.
The developer will authorise 3000 common shares in the SPV and 1000 of these will be available to investors as B shares. The director of the SPV will hold the balance as A Shares.
