OVERVIEW: CASE STUDY - Western Road, Littlehampton

Target Five Land & Development Ltd was established to focus specifically on land development opportunities through crowdfunding.

CASE STUDY

4 Western Road is a large end terrace property, centrally located adjacent to Littlehampton seafront.  The opportunity was sourced pre-auction from a local auction agent with whom Target Five (T5) has completed several transactions. The property went through the T5 selection criteria* which critically assesses location, cost/sqm, yield, exit strategies and primary and secondary rental markets.



The property was purchased for £275k. T5 worked closely with Littlehampton HMO licensing department to ensure the schedule of works would produce a fully compliant property that would be future proofed and economic to run. The project was completed in 16 weeks.



The property is being let on an individual room basis to professional sharers.  There is a paucity of good quality professional sharer accommodation in Littlehampton and the rooms are letting quickly. The rooms will let at £500 pp/pm, a gross return of £54k per annum (12.9% gross yield).

Director

Tina has worked in the Sussex property market for over 20 years, having worked on over 2000 transactions, including sizeable land sales with national PLC developers. Tina was honoured to be elected President of the Brighton & Hove Estate Agents Association. She holds a Diploma in Residential Estate Agency from the National Federation of Property Professionals. Tina brings an unrivalled market knowledge to the research, analysis and commercialisation of individual opportunities.

TIM FODEN

Project Manager
Tim has a wealth of property experience having been a former estate agent covering Brighton and Hove, to managing his own building and renovation company for over 6 years, undertaking over 70 property refurbishments.  Working as Target Five Project Manager, Tim oversees a property from acquisition and concept design stage, planning, architect design, structural engineering, build phase through to Building Control Sign Off.
