OVERVIEW: Development Project

CurationTech Holding Ltd, are delighted to announce that in association with our Joint Venture partner, Omikron Investments Ltd, we are launching our Hightown Leyes Homes Ltd development project.

CurationTech is mainly focused on residential developments, and targets new build houses/apartments and serviced apartment businesses in tourist areas. Hand-in-hand with this is the achievement of planning permission to proceed with these developments.  Omikron Investments Ltd bring sourcing and refurbishment to the table, with a speciality in Interior Design.

Executive Summary

This latest project is the construction of one home, in an excellent location using micro-fresh, anti-fungal technology. We are purchasing the site at auction with our own funds. The site has planning already approved for the construction of one detached home. We have entered into an agreement with a lender for the build phase and are ready to start. The company will use the proceeds raised from this project for insurances, professional fees and to commence site clearance and preliminary works for utilities on the site.

The planning permission is for a three-bedroom property.  However, we will incorporate into the build a loft conversion to create a fourth bedroom and will also extend the ground floor area. Once completed we will inform the Council regarding the works under Permitted Development.

Location

Banbury is a bustling market town situated on the River Cherwell in Oxfordshire, England, 64 miles (103 km) northwest of London and on the edge of the Cotswolds. It is mainly famous for the nursery rhyme 'Ride A Cock Horse' and its Banbury Cakes.

With a population of approximately 47,000, it is considered to be the main retail and commercial centre of North Oxfordshire.  Banbury is situated within close reach of the M40 giving easy access to Birmingham and Coventry to the north, and to the south, Oxford and London.

Project Details

The development site is on a vacant garden plot of land in Hightown Leyes. The home will be designed in a similar fashion to the surrounding development to be in keeping with the overall design of the existing homes. The road is a quiet cul-de-sac just off the Oxford Road.  It has easy access to local shopping, leisure and entertainment facilities.

The Opportunity

Crowd Investors receive a projected 20% per annum Return on Investment (ROI) by way of priority shares. Priority share means that the crowd investors will receive their profit share before the fundraiser receives theirs. 20% ROI on £88,000 equals £17,600, representing 19.8% on the projected profits, estimated to be £88,906 based on the value of the property once redeveloped.

Investment in property related assets puts your capital at risk and returns are not guaranteed.  Please read the full risk warning on this site before deciding to invest.
