The Strategy 
Raglan Country Estate Ltd are building a split Leisure/Tourism site, phase by phase. They are positioning the project in the high-end, eco-tourism luxury market, leveraging off the rapid growth of 'staycation', and building at its heart, a world-class transformational and well-being retreats centre.

The risk to the expansion is mitigated and future growth underpinned through a phased approach, which steadily builds assets, through refurbishment and development, planning consent and innovative unit build, whilst simultaneously building the core businesses of leisure and tourism. 

Project Details 
The opportunity lies in having a premium resort with high-end facilities, offering a mixed range of activities that also has a local and individual focus, and all set in outstanding natural surroundings.

Raglan Country Estate is creating a world class facility, to showcase the best in class of rural eco-tourism at a high level. As part of this, we plan to build 15 luxury lodges which already have full planning permission and this offer (Tranche 3) plans to raise £200,000 for the purpose of constructing the first luxury eco lodge, which can then be used as the 'show lodge'.  

  • Planning permission to renovate the main buildings and put in the first 15 lodges across the site has been granted by the County Council 
  • The Full architectural and building specification on the units are complete
  • Manufacturing partners are being finalised
  • First unit can be complete in 16 weeks

The Opportunity 
Raglan Estates have a long-term lease for this land, as well as an option to purchase. Please note: This is Tranche 3 of the raise.  Tranches 1&2 of this raise accumulated £277,000, and all raises combined will work towards a maximum raise amount of £500,000.  Due to the progress made since Tranches 1 & 2, the price per share has risen for Tranche 3 to £5.65.  Please note, the share buy-back/exit terms will differ in this tranche from Tranches 1 & 2.  This will be further outlined in the Shareholders' Agreement, made available when the raise closes.

This investment is an opportunity to purchase shares in the Raglan Country Estate Ltd SPV formed on 29 Aug 2019  (Company Registration No: 12180573).  

The maximum target amount of this raise is £200,000, with a minimum raise of £50,000 and when the minimum target is reached, these funds will be drawn down and allocated to the project. The equity raised will be used to add value to the property and specifically, infrastructure and planning applications. How are returns calculated:
Crowd investors receive a projected 15% Return on Investment (ROI) per annum by way of a priority share. Priority share means that the crowd investors will receive their profit share before the fundraiser receives theirs. 15% ROI on the £200,000 investment is £30,000.

For Year 2 (2022), the projected profit is £613,095. 
Crowd investors to receive their 15% ROI, and this £30,000 represents 4.89% profit share.

This is a two year investment with the capital to be returned from refinancing the asset or by further investment. Raglan Country Estate Ltd have the right to exit investors at any time. If this is before the end of 12 months, they will purchase back the shares at the price paid plus the 15% projected ROI on the full 12 months.
